Plumbing, Heating & Drainage in White Rock & South Surrey, BC
Plumbing, heating and drainage for White Rock and South Surrey.
Flowest Plumbing is a family-owned plumbing team serving White Rock and South Surrey, from the hillside streets above the pier and East Beach to Ocean Park, Crescent Beach, Morgan Creek and Grandview Heights. We are based just up the road in Langley, so the Semiahmoo Peninsula is close to home for us.
We handle it all: plumbing repairs, drain cleaning, heating, renovation and new-build plumbing, plus commercial and strata work. Water heater failed on a Sunday or a line backed up overnight? We are available 24/7 for emergencies, so a burst pipe or blocked drain never has to wait until Monday.
White Rock and South Surrey: two cities, one peninsula
White Rock is its own small city, surrounded on land by South Surrey, which is part of the City of Surrey. Plenty of people say White Rock when they mean anywhere on the peninsula, and that is fine by us, because we cover both. The difference matters for paperwork, though. Plumbing permits come from the City of White Rock or the City of Surrey depending on your address, and the two are served by different water systems.
White Rock's water and your water heater
White Rock is the only Metro Vancouver municipality with its own water supply, drawn from groundwater wells, while South Surrey is on the same Metro Vancouver supply as the rest of Surrey. Groundwater typically carries more dissolved minerals than Metro Vancouver's very soft reservoir water, and White Rock's supply naturally contains manganese, which the city treats for. Over the years minerals settle out as sediment and scale, so a little maintenance goes a long way:
- Flush your hot water tank to clear sediment. A tank that rumbles or pops as it heats often has sediment in the bottom.
- Descale a tankless water heater on the schedule its manufacturer recommends.
- Clean faucet aerators and shower heads when the flow starts to drop.
Hillside homes and low-lying homes
The peninsula has both extremes. Much of White Rock climbs steeply up from the water, and on a slope, water pressure can differ noticeably from one street to the next, while runoff from the lots above puts extra load on perimeter drains and sump pumps. Low-lying areas like Crescent Beach sit close to sea level, where a working sump pump and a backwater valve on the sewer line matter more than usual.
Older homes near the water, newer builds up the hill
Older beach houses and mid-century homes sit alongside major rebuilds and newer neighbourhoods like Grandview Heights and Morgan Creek. In older homes the usual suspects are galvanized steel or Poly B supply lines, original shut-off valves and ageing sewer lines. In newer homes it is more often a basement suite, a bathroom addition, or keeping a tankless heater and pressure-reducing valve in good shape. Condo and strata buildings, which the peninsula has plenty of, bring their own issues, like leaks that travel between suites and hot-water circulation problems.
Poly B repipes in White Rock
Poly B was the standard supply pipe in BC homes built from the late 1970s to the mid 1990s, and the peninsula has plenty of ranchers and family homes from those years. Last year we did full Poly B repipes on about five rancher homes in White Rock alone, more than anywhere else we work.
A rancher is usually the most straightforward repipe, because the new lines can run through the attic or crawlspace with only small openings in the walls. We take out all of the Poly B and can run new PEX back to a manifold, with a labelled shut-off for every fixture, so the next leak means turning off one valve instead of the whole house.
Poly B often comes up when a home is sold. If an inspection on a White Rock or South Surrey house has flagged it, call 778-878-2069 and we will look at it and give you a quote before any work starts.
